EUROPA-CENTER is building a 34,000 m² office and business complex in the Gateway Gardens district of Frankfurt
Largest commercial success in Gateway Gardens / Major increase in amount of office space in Gateway Gardens. The EUROPA-CENTER real estate group has acquired an 8,500 m² plot in the new Gateway Gardens district of Frankfurt, in the immediate vicinity of Frankfurt Airport. After initial planning talks, an approximately 34,000 m² multi-use office and business complex is set to be built in a prominent position on Amelia-Mary-Earhart-Straße; this is the ‘EUROPA-CENTER Gateway Gardens’ project. As a result, the largest commercial success in the office sector in the history of Frankfurt’s Gateway Gardens district is underway.
The start of construction for the first phase is set to go ahead at the end of 2017. Two phases of construction are planned in total. The volume of investment is expected to amount to EUR 100 million. Above all, with this transaction, Gateway Gardens is considerably increasing its share of office space.

„By purchasing this plot, the foundation has been laid for developing a new location for the EUROPA-CENTER real estate group alongside Berlin, Barcelona, Bremen, Hamburg and Essen: in Frankfurt’s Gateway Gardens“, said Ralf-Jörg Kadenbach, director of project development, leasing and management at EUROPA-CENTER AG.
„The special features of Gateway Gardens – availability, urbanity and internationality – are reflected in the huge demand, which hasn’t decreased at all. As a result, we have been able to achieve a marketing quota of over 44 percent. Gateway Gardens raised the marketing quota by around 10% in 2016 alone. Although 2017 has only just begun, we already have other clear marketing arrangements lined up“, says Dr Kerstin Hennig, the Gateway Gardens managing director in charge of marketing.
One example, Kion, also shows how high the demand for the location is due to its advantages. Europe’s leading machine construction company in the storage technology sector, which operates around the world, has just built its new global head office in Gateway Gardens.
Christian Balletshofer, head of real estate at Fraport AG: „The economy in the Rhine-Main region is growing and growing. The airport is benefitting from this with its Airport City, and Frankfurt’s new Gateway Gardens district in particular. Ultimately, transport links are a basic requirement for many international businesses when choosing a head office in a globalised world, and Gateway Gardens is probably the most mobile and best-connected location in Europe.“
With 700,000 m² of planned gross floor area over 35 hectares of land, Gateway Gardens is one of the largest district developments in Germany. Frankfurt’s new district is in the centre of the most important transport axes: Frankfurt/Rhein-Main International Airport, the largest airport railway station and Germany’s biggest motorway intersection. In addition, the S-Bahn (urban train) connection, which is already under construction, will be completed with its own Gateway Gardens station in 2019.
